If your getting home ready to sell this spring, it's important to make those windows shine!  We all know there are handy dandy cleaners out there available for purchase, but these products are harsh on the environment and your family. If you wouldn't put it in your mouth, why would you spray it in your home?  Here is a simple solution to make those windows gleam for sale, and that is better for your home environment!

 

 Mix a green window cleaning solution

 

Commercials cleaners leave behind a waxy residue on windows that can result in streaks. A homemade window cleaning solution made with vinegar and water helps cut through grime, minimizes streaking and water spots, and prevents windows from fogging.

The first time you clean your windows with a homemade vinegar solution, include a few drops of dish detergent to eliminate the waxy buildup. Combine these ingredients in a spray bottle for streak-free windows:



  • ¼-cup white vinegar

  • ¼- to ½-tsp. eco-friendly dish detergent

  • 2 cups water

After an inaugural washing, keep your windows spotless with a window cleaning solution made from 2 teaspoons white vinegar mixed in 1 quart warm water. (Too much vinegar can etch window glass, which results in clouding.)

You can whip up gallons of window cleaning solution for a few dollars: A 32-ounce bottle of white vinegar costs about $2. A 16-ounce bottle of eco-friendly dish soap costs about $3.50. By comparison, a 16-ounce bottle of commercial window cleaner costs about $3.

Selling Your House for the Best Price in the Least Amount of Time

Now that you’ve made the decision to sell your home, you’ll want to look at it differently.  It’s now a house for sale and looking at it through “buyers’ eyes” can help you package it to sell more quickly.

This checklist can help you organize what needs to be done.  

Dressing your house for success doesn’t need to be expensive or overly time-consuming.  You can borrow or rent the “extras” like decorative house plants or lawn furniture to make your house really memorable.  And, if you don’t have enough time to do cleaning or repair work, consider hiring a professional.  It could save you time and money later.

Where Do I Start?
When you begin preparing your house for market, start outside and work your way in, keeping in mind the importance of first impressions.

It is estimated that more than half of all houses are sold before the buyers even get out of their cars!  Stand across the street from your house and review its curb appeal.  What can you do to improve that very first impression?

When you’re ready to begin work, use the checklist and add to your “To Do” list in the blank space provided.  The checklist follows six important steps to packaging your house.   Remember, you need to think like a buyer now and have a critical eye!

1.  Uncluttering:
Makes every room look larger and feel neater.  If a house is cluttered, buyers have trouble imagining themselves in it.  By removing or storing things you don’t need, you create a roomy, comfortable feeling that will be inviting to prospective buyers.  Remember, when in doubt, throw it out, sell it or give it away!

2.  Cleaning:
Makes your house easy for buyers to explore and give the impression that it has been well cared for.  Be sure every room smell as good as it looks, paying special attention to pet area, nurseries and bathrooms.  Some fresh paint and a one-time professional cleaning service can make your house look like new!

3.  Repairing:
Eliminates buyer’s objections before they arise.  If you think something is too much trouble to fix, chances are buyers will, too.  Buyers tend to think repairs will cost more than they do.

4.  Neutralizing:
Helps buyers see their own things in your house and picture themselves living there.  Neutral paint, decor and carpeting create a home for any lifestyle.  Eliminating distracting colours and accessories lets buyers concentrate on positive impressions.

5.  Dynamizing:
Makes the exterior and every room of your house special.  Since it is competing with many other houses on the market, you need to make it stand out and be memorable.  Look in magazines and catalogs for ideas.  From the front door to the basement, from fresh flowers to fresh smells, this is the finishing touch!

6.  SHOWTIME!:
The final step before each time your house is shown.  Identify jobs and assign them to make this step quick and easy.  If you keep up daily, SHOWTIME! will be easier for you and your family.  Plan a fun activity - away from the house - during showings.

Tips for First Time Homebuyers

Buying your first home is a major life event. You will have many decisions to make both before and after you find the right home, including financial decisions. Here are a few tips to make financing your first home a little easier.

1. Get pre-approved for a mortgage.
A pre-approved mortgage gives you an edge. Before you even go house hunting, you will know your maximum mortgage amount, the interest rate and the amount of your monthly mortgage payments. A pre-approved mortgage may also put you in a stronger bargaining position when you make an Offer to Purchase because the seller will know that you are a serious buyer.

2. Determine your home price range.
With your financing already figured out, you can concentrate on finding the right home within your price range. There are two things to consider when determining how much you can afford to spend on a home.
  • How much do you have for your down payment?
  • How much can you afford for your monthly payment while still enjoying life?
To help you answer these questions, you can either call your financial institution or go to your branch and talk to your personal banker. Some financial institutions have tools on their websites that can help you calculate what you can afford. Just enter your information in response to a few questions and the calculations will be done for you.


3. Determine your down payment amount.
You can buy a home with as little as 5 per cent of the purchase price. However, if you have a down payment of less that 25 per cent it will mean your mortgage must be insured by an insurer such as Canada Mortgage and Housing Corporation (CMHC). The amount of your down payment will determine whether you need mortgage insurance or not.
Your insurance premium will depend on the amount you are borrowing and the amount of your down payment. Premiums usually vary between 1.00% and 3.25% of the mortgage amount.

4. Consider tapping into your RRSPs.
If you qualify as a first-time home buyer, you and your spouse can each use up to $20,000 from your RRSP savings towards your down payment. This money will not be included in your taxable income, as long as you repay the amount withdrawn from your RRSPs within 15 years.

5. Be aware of additional costs.
Your mortgage will cover off the greater part of the purchase price of your home, however, there are other costs associated with buying a home. These are called closing costs and they usually range between 1.5% to 3.5% of the total cost of your home. Here are a few examples of the additional expenses you may incur when buying a home and the approximate costs of each.

Also, don't forget to consider general expenses such as moving and home decorating costs.

A Picture is Worth More than a Thousand Words

As agents, we all know that for the most part, listings are first seen on the Internet.  House hunters surf the net, looking for homes to add to their list of Sunday open houses.  What do they see when they see yours?  Are your photos grainy and small?  Are they taken in poor lighting in late afternoon? A photograph can be the only reason someone looks at your listing, and if taken poorly, the only reason a potential home buyer looks somewhere else.  You need to make every pixel count, and make certain the photos look professional, and clearly presented.  

The home you are showing is your canvas, and you need to make certain your listing photographs are not unprofessional looking.  If a buyer sees the photography of a listing, and finds the listing unprofessional, they could associate you with also being unprofessional.  The home needs to really stand out in the photographs; you need to make the house hunter drool, and put your house first on their list of Sunday visits.  A professional photographer can even make the less desirable properties look amazing.
